Offering your apartment for rent
Amsterdam Beautiful property rental strives to provide the best selection of Amsterdam's rental properties to home seekers aiming to live in Amsterdam.
We rent properties to business people and expatriates seeking to settle for limited periods in Amsterdam and Amstelveen, from one month to several years.
Amsterdam Beautiful is therefore actively looking for new rental properties for our clients, furnished and unfurnished. Apartments must at least have kitchen equipment such as a cooker, microwave and fridge, as well as a washing machine and clean, renovated bathroom.

Conditions
Landlord agrees to give written permission for Amsterdam Beautiful to mediate in the rental of their property.
Amsterdam Beautiful does not mediate in the sub-let of rental properties without express, written authorization from the landlord. For more information about legal subletting in Amsterdam, please visit legal subletting (in Dutch).
Apartments offered to Amsterdam Beautiful must be representative and of a suitable standard for our international clients. It must be possible for renters, if required, to register themselves at the rental address for the rental period at Amsterdam City Hall.
Landlords offering their apartment for rent must have a prepared inventory list of the furbishing/furnishings of the rented property available before the leasing period. A sample inventory list can be sent to you on request.
The (furnished) inventory of the property must be insured before rental.
Amsterdam Beautiful cannot be held liable for eventual damage or calamity before, during or after the agreed rental period.
Amsterdam Beautiful Apartment Rental Services
Apart from finding a good match (renter, tenant) for your home, Amsterdam Beautiful serves as the communication point between the landlord and tenant, facilitates negotiation between the parties and draws up the rental agreement in Dutch (and English, when required).
We inspect the rental property with the tenant during the check-in, by which a status report of the property is compiled before the tenant moves in.
During the check-in the gas, electricity (and if required, water) meters are read, the readings of which are listed in the status report so that tenants and landlords have a clear oversight on utilities usage, and tenants can arrange on-line transfer of the accounts to their own name.
At the end of the rental period a check-out takes place with the tenant, and employing the previously drawn-up status report, the inventory and state of the apartment can be controlled and possible damages can be charged to the tenant.
A security deposit must be paid to the landlord along with the first months rent. This can be paid by means of a money transfer or bank guarantee.
Commission
Amsterdam Beautiful offers excellent conditions to both tenants and landlords:
- Our services are offered on basis of No Cure, No Pay. This means that we do not charge for viewing, photographing, advertising or mediating in the rent of your home until a rental agreement has been drawn up and signed.
- Option 1: Commission mainly for the account of renter: Amsterdam Beautiful property rental charges the landlord commission for our services at the competitive rate of 4% over the first year*, 3% over the second year. Amsterdam Beautiful charges no commission over the third year of a single lease.
*Short stay: Over rental periods between 2-6 months Amsterdam Beautiful charges 6% commission. Over rental periods of 2 months or less we ask 8% commission. - Option 2: 50% commission discount for renter: Amsterdam Beautiful property rental charges the landlord commission of only 8% for our service over the first year*, 3% over the second year. Amsterdam Beautiful charges no commission over the third year of a single lease.
What makes this option attractive is that the property is often rented faster, which can mean a property is rarely left unocccupied, ultimately increasing landlord revenue.
*Short stay: Amsterdam Beautiful charges commission only over the number of months that a home is rented. - 19% BTW (VAT / tax) shall be charged on all commission payments.
Amsterdam Beautiful rental services in practice
Upon deciding to employ the services of Amsterdam Beautiful, an appointment will be made to view the property on offer. During this appointment the rental procedure will be explained in detail and digital photos can be made of your apartment. The rental price can then be discussed and any remaining questions answered.
Pictures and the details of your apartment will then be placed on our website. Your home will from this point on be advertised in our portfolio. Amsterdam Beautiful reserves the right to change the status and details of homes advertised at will. The latter will however normally be done in consultation with the landlord. To further increase the visibility of your home to potential renters, we can place the following advertisement on a suitable part of the home’s façade:

As soon as Amsterdam Beautiful has found a rental candidate, we will make an appointment with you to let the client view the rental property. Please ensure that the apartment is tidy and representative. If renovation work is taking place in the apartment please advise us accordingly in advance.
If the candidate is seriously interested in your apartment, and we have come to an agreement on the price that the property will be rented for, for what period, by when and other rental details and - if desired - you have met your potential tenant, we shall ask certain details from the candidate. This usually consists of a copy of the photo-page of their passport or ID card, employment details (company, position and possibly a copy of employment contract), current address and possible references.
Rental Tips
- Inventory: Make your own pictures or videos of your property as attachment to the inventory list.
- Insurance: For furnished apartments, arrange household insurance (inboedel verzekering) and fire insurance (brand verzekering) for your property.
- Neighbors: Inform your direct neighbors (and in some cases the landlord association) that you will be renting your property, and from when.
- Information: Make a clear list of the apartments facilities and place a folder with the instruction manuals for the electrical and kitchen equipment supplied with the property furnishings.
- Amneties: Make sure a washing machine (& dryer) are made available to tenants in the apartment. You can employ a cleaner to regularly clean and control the apartment if you are renting it furnished. These costs can be included in the rental price.
- Internet: Wireless internet is easy to get and install. If your own apartment is next to or near the rental property tenants may be able to log onto the internet via your own wireless network!
- Telephone: Tenants must apply for their own telephone number. You are advised to close open telephone lines or move them to your new address when you are no longer living in the rental property.
- Post : Make sure your postal address is formally changed before moving out of the rental property and remaining mail is forwarded to your new address.
